Design Overview
Facilities Design involves space planning, interior design and workflow
systems design. It is considered to be the strategic component of Facilities
Management, and Afroteq has dedicated experts in this field to assist
you in the design, implementation and management of one of your most
important assets – your office space.
Our extensive and in depth knowledge of Facilities Management and its
related operational challenges has led to a honing of our Facility Design
skills to an unsurpassed level. To date, Afroteq has been directly responsible
for managing design projects for major clients totaling over 350,000m2 of office space.

Some practical results
- Department
of Public Works: Space Investigation
Afroteq was commissioned to develop architectural and furniture as-built
layouts for a variety of prestigious accommodation sites amounting
to roughly 2,500 occupants across 167,000m2. Afroteq accounted
for all the space using a variety of parameters, which were incorporated
into a space management database specifically developed by Afroteq
for DPW. Several space management reports on usage, vacancies and
related subjects can be drawn off the system, allowing the client
to manage space in a more efficient and strategic way.
- Department
of Public Works: Refurbishment Project
Afroteq was commissioned to handle a project involving the refurbishment
of a prestigious accommodation building to the value of approximately
R93 million. Afroteq’s responsibilities
under this project were:
- Overall
project managers for all aspects of the project, representing the
client’s interests to the professional team as well as the client’s
own internal and outsourced contractors.
- Principle
agent/Architect responsible for the management of the professional
design team, contractors and all architectural design work.
- Office
space planning, interior design and interior specifications for
a high density, open plan environment with stringent security requirements.
- Relocation
planning and execution involving the project management of the relocation
itself.

Afroteq performed a spatial requirement forecast for Chevron SA and
also performed a “functional relocation” of nearly all the current
occupants of their 12,000m2 head offices in Cape Town using
existing finishes and furniture. Since then, Afroteq has been involved
in all of Chevron SA’s office planning and implementation for their
head office and regional offices in SA.
At present, Afroteq is performing space planning consulting relating
to the possible refurbishment of Chevron SA House in Cape Town, including
considerations to move to an aggressive open plan, international standard
office environment, as well as relocations in the East Coast regional
office in Durban.
- Direct
Axis
Afroteq was appointed to perform the office planning, interior design
and project management installation of 250 call centre workstations
and a gymnasium.
- Metropolitan
Life: Rental Recovery System
Afroteq has audited all of Metropolitan Life’s CAD drawings together
with a business process analysis of their rental recovery system.
This facilitated more efficient internal rental recovery within the
company.
- Metropolitan
Life: Space Requirement Forecasting
Afroteq was commissioned to perform an analysis of Metropolitan’s
head office space requirements over a period of three years.
The methodology adopted in this exercise was the same as the previous
space planning analysis performed by Afroteq resources and involved
the interviewing of the various business and department heads in order
to understand their spatial requirements. The results of the interviews
were captured in a “department space requirement profile” and grouped
per business, division and department. The findings are used for:
- Determining
the best location and grouping of businesses in various buildings
within the campus
- Justification
for the non-renewal/cancellation of lease agreements of non-Metropolitan
companies within the campus
- Briefing
an architectural team for commissioning the design of building another
building
- Metropolitan
Life: Space Management
For a period of 18 months Afroteq managed the day-to-day office planning
requirements for the roughly 2,500 staff housed in its head offices
in Parc du Cap, Bellville, as well as numerous regional offices. The
total space under management was approximately 64,000m2.
- Metropolitan
Life: New Corporate Head Office
Afroteq and associate resources were responsible for and involved
in Metropolitan’s new corporate head office project. The project involved
the design and construction of an additional 13,000m2 of
office and auxiliary space, as well as the interior design and office
planning of the total 64,000m2 and the relocation of all
2,500 staff. Most notably, the office plan dictated the change from
a primarily cellular office environment to an aggressively open plan
layout design. Andre was responsible, inter alia, for the change management
and education process for the relocations.
- Tiger
Brands: New Head Office
Afroteq performed the design and relocations management for Tiger
Brands' new head office in Durbanville. The project was similar to
the Metropolitan new corporate head office, but smaller in scale -
involving 250 staff in 5,000 m2 of office space. As in
the case with Metropolitan, the design and relocation involved dramatically
changing the space standards from office to open plan to such an extent
that the MD now sits in an open plan cubicle. Afroteq was responsible
for the successful change management for the project.
Afroteq continues to provide a design services to Tiger Brands for
the day to day relocation needs.
- Medical
Research Council (MRC)
Afroteq was commissioned to perform an analysis of MRC’s current space
usage and recommend the best layout over the next three years using
block, stack and concept layouts. The methodology adopted in this
exercise has been the same as the Metropolitan space planning analysis,
and involved the interviewing of the various business and department
heads in order to understand their spatial requirements. Amongst other
activities, the project involved the update of CAD drawings. The total
area audited was in the region of 8,000m2.
- Sanlam
Investment Management
Afroteq performed the design function for SIM’s new offices in Bellville,
known as Tijgerpark VI in 2000. Since then, Afroteq has continued
to perform all “churn” space planning in the building. The total area
Afroteq is responsible for is 3,500m2
- Truworths

Afroteq was appointed to perform the re-organisation project of
the Head Office space usage. This entails, assessing the current
space usage and making recommendation for the future space usage
for this building. On successful completion of this project we are
currently involved in phase two which entails the Space Planning,
Interior Design and Project Management of a fit out of the entire
building floor by floor.
- City of Cape Town
Afroteq was appointed to assist the internal space planning team on
major renovations projects. We were then appointed on a tender to compile all the design layouts for all the renovation projects in both the office accommodation facilities and other building structures in the entire Western Cape Region.
Recently we were also appointed to another tender to supply Project Management services to the city on all its projects in the entire Western Cape region.
Further to this we are also appointed as their preferred Space Planning consulting firm to assist them in compiling reports relating to their future spatial needs on various built environments.
